Content responsibility and copyright

This document explains the responsibilities and copyright applying to content you use and produce on Parselo.
1. Responsibility for user content
All content you upload — images, logos, text and the parcel details you enter — isyour responsibility. You represent and warrant that you have the right to use, publish and process this content and that it does not infringe third parties' copyright, trade mark, personality or privacy rights.
2. Source of TKGM / parcel data
Parselo production does not access TKGM/MEGSİS Parcel Query services without permission. Boundary and location data comes from user uploads or a separately licensed provider; geometry without source information is not presented as official. This data:
- is for information only and does not replace an official title deed or cadastral document;
- depends on the source institution's currency and accuracy; Parselo does not guarantee its completeness;
- must be verified with the relevant institution before any legal, commercial or investment decision.
3. Usage rights for generated videos
You may freely use the video you produce with Parselo in your own property marketing. Rights in your own media used in the video remain yours. Intellectual property in the templates, music, transitions and interface elements Parselo provides belongs to Parselo or its licensors and is licensed only for use within the generated output.
4. Infringement notice (notice & takedown)

5. Limitation of Liability and Liability Cap (TBK Art. 115)
Parselo is not responsible for the accuracy or legality of user-generated content, or for disputes with third parties. Pursuant to Article 115 of the Turkish Code of Obligations (TBK Art. 115); in any event of direct or indirect loss, delay or defect arising out of or in connection with this agreement, the contractor's maximum aggregate compensation liability shall be strictly limited to the total price collected under this agreement.
6. Analysis Reports, Geographic Data and Pre-feasibility Disclaimer
- Analysis reports provided on Parselo constitute algorithmic pre-feasibility based on digital elevation models (DEM) and open satellite data. They do not substitute for on-site physical observation, official zoning status documentation or tourism licensing processes; they are solely intended for decision-support purposes.
- Map, environmental and zoning layers within reports are compiled from public and open sources for informational purposes only; they do not constitute official documents. Binding and up-to-date information must be obtained from the relevant competent authorities (municipalities, land registry and cadastre directorates, ministries).
- Viewshed and topographical analyses rely on digital elevation models of approximately 29 m resolution and are estimations. Features such as trees, buildings, forest curtains and atmospheric visibility conditions are not factored into the model; actual on-site horizon and sightlines may vary.
- Open horizon ratios and potential indicators serve as exploratory signals and do not confer zoning or construction rights. Official zoning status and tourism permissions for hospitality, glamping or building facilities must be independently verified with the competent authorities.
- Valuation and Market Indicators: Estimated values, unit price indices, and market trends presented on the platform are based on algorithmic comparative market analysis (CMA) models. Under Articles 62 and 76 of Capital Markets Law No. 6362, they do not constitute a licensed real estate appraisal report or investment advice, and cannot be relied upon as the sole basis for commercial or investment decisions.
- Zoning and Construction Simulations: Zoning simulations and footprint layouts are for informational purposes and do not replace official zoning status documents issued by competent administrations under Zoning Law No. 3194. For actual zoning restrictions, conservation basins, protected zones, and allotment obligations, official inquiry must be submitted to the competent municipality or provincial administration.
- Real Estate Brokerage and Listing Portal Exemption: Parselo is not a real estate broker, intermediary, or an open property listing marketplace / portal within the scope of Turkish Real Estate Trade Regulation; it is a B2B SaaS decision-support platform for consultants to create presentations for their portfolios. It operates no public listing marketplace, takes no commission, and provides no transaction guarantee.
- BRSA and Banking Collateral Valuation Exemption: Our platform is not an authorized real estate appraisal institution within the scope of Banking Law No. 5411 and the Regulation on Banks Procuring Valuation Services. None of the analyses, reports, or valuation indices generated can be used as loan collateral, mortgage appraisal, or official valuation reports before banks; nor can they be submitted to official authorities in that capacity.
