The line on a cadastral map and the place where you stand in the field may not feel perfectly aligned. Phone GPS can drift by several meters because of satellite visibility, tree cover, building shadow and device quality.
For that reason, field GPS is valuable for understanding approximate location, road contact and neighboring uses, not for declaring the exact legal boundary. That difference should be explained clearly during buyer visits.
