How do I compare two land parcels?
Two parcels should not be compared only by price and area. Slope, road access, zoning, power, surroundings and presentation value belong in the same table.
Imagine two parcels in the same district: one is 1,000 square meters and the other is 1,500. The larger one may look better at first glance. But once slope, frontage, zoning rights and power-line distance are included, the smaller parcel may become the stronger candidate.
A fair comparison asks the same questions of each parcel. Looking only at photos for one site and only at title data for another creates bias. Decision quality improves when the data is placed side by side at the same scale.
What belongs in the comparison table
- Title-deed area and practically usable area.
- Zoning rights, building conditions and setback effects.
- Slope, aspect, elevation change and earthwork likelihood.
